
Oaxaca 88 is located in Mexico City’s Condesa neighborhood, between Glorieta de Cibeles and Parque España, within a consolidated and densely tree-lined urban setting.
Built on an irregular 27-by-15-meter site, the project is organized around two volumes connected by a vertical circulation core, which structures the plan and articulates the building as a whole.
The building is governed by a strict structural modulation. This grid establishes the order of the project in its entirety and is expressed through its materiality, interior organization, and façade treatment.
The north façade, facing the street, is composed of two volumes, making the internal distribution of the apartments legible. Two concrete planes define this composition, while a large reveal accentuates the façade’s depth and rhythm.
Toward the rear, the modulation shifts into three volumes. This variation allows for a clear resolution of both the parking layout at basement level and the organization of the more compact unit types on the upper floors.
